Preparing for Market

    • Evaluate your mailbox. Fresh paint can go a long way to make a good first impression.

    • Trim your hedges and bushes so buyers can see the house.

    • Put away any extra lawn furniture, toys, or other items that make the yard look cluttered.

    • Clean the gutters.

    • Power wash the driveway and any siding, and clean the front porch.

    • Give your front door a fresh coat of paint and consider a nice new doormat.

    • Clean any light fixtures. Make sure the bulbs work for both curb appeal and safety reasons.

    • Clean and organize the garage. If it's a two car garage, you should be able to park two cars in it.

    • Add some color, whether it be a seasonal wreath or fresh flowers in the garden. A little color can go a long way when it comes to curb appeal.

    • Declutter all surfaces (coffee tables, shelves, etc). You want buyers to be able to see the surfaces and imagine their own accessories.

    • Put away any personal items (especially family photos). Buyers need to be able to imagine their own families on display.

    • Remove any pieces of large or unnecessary furniture. Make sure all furniture is arranged in an attractive, functional way.

    • Evaluate your window treatments. If they are outdated or need repair, consider replacing them.

    • Take a close look at your flooring. Flooring in disrepair is a big turn-off for potential buyers. If you can't afford to replace your floor, consider a pretty area rug.

    • Declutter all surfaces. Buyers should be able to marvel at all the prep space!

    • Make sure the sink is sparkling clean. Wipe it down with a towel before showings.

    • Put away any small appliances that you don't use every day.

    • Start purging old items from cabinets and drawers.

    • Clear off the fridge and make sure it is clean inside and out.

    • If you have a dishwasher, make sure it is clean and empty for showing. Dirty dishes don't sell houses.

    • A good cleaning of your floors can go a long way. A professional grout cleaning can be a good investment.

    • Kitchen lighting should be in good working order and clean. Also, clean your windows for as much natural light as possible.

    • Smells can make or break a home sale. Fresh baked cookies is a smell everyone loves. Also make sure to empty your kitchen trash frequently, especially before each closing.
